The bigger question is the current value of your assets and trapped equity.280 monthly X 12 months is 3,360.Both loans of 7,500 you are looking at almost 27 months ( 2 years and 3 months) to start getting payoff from 7,500 in fees today.Look at alternative investment selection if you have a bunch of trapped equity and doing a 1031 into one or more properties.

When I thought about the repetitiveness, being "trapped" within the walls of the buildings for 10 hours a day, and the limit of creativeness I would have been able to contribute to the company, I knew in my soul this wasn't the path I was supposed to take.

The 70% rule may still work in some areas but for most, you need to use a scalpel rather than an axe to work the numbers to see if a deal makes sense.Kurt's comments about the costs associated with HMLs is another trap many fall into.

My favorite was refusing to let my agents work with the all hat no cattle I need to make 50 offers but I really have no money.. so many new agents would fall into that trap.. i would make them bring this buyer in and let me qualify them.
