I just read "The ABCs of Real Estate Investing" by Ken McElroy (https://amzn.to/2tP6BCw) and it had some really great tips for finding, analyzing, and executing on deals.  

The contracts of the LLC are executed by the same person as the individual.4.  

In NOVA area I recommend gathering the right team member to help execute in this competitive market.

The facility was well laid out and well lit and the staff was accommodating  without being pushy. 

I have paid the law firm and received an, "Executed Substitute Trustee Deed."  

I work full-time as a print group account executive; the less sexy version is I sell copiers and printers.Currently, my September goal is to be purchasing my first multi-family property with the intention of house-hacking and using the BRRR method to propel me through my 12 month goal. 

However, having an attorney on my staff has been a tremendous help.  

I'm interested in using this first property as training wheels for finding and executing a purchase and am looking for something closer to move in ready than raw material for a flip or BRRRR.

Likely t/c 50/50.Sure you can have one owner execute the payment obligation (note) if the bank permits it... but both owners will be executing the security interest (deed of trust/mortgage) for a 75-80%+ loan.

But if you're passionate and into this, spend lots of time reading real estate books, listen to podcasts, etc...I'm not sure if you are old enough to execute contracts or have sellers take you seriously.
