Well to be honest, I have allowed myself about 4-5 hours of "breathing" since I've started this venture about 10 days ago.

I'm up to five houses but to be honest I really have not put any money in my pocket.

Your realtor owes you honesty and integrity and you owe them the same.

I consistently see cash buyers overpay for a property and, being well aware of this, many investors and speculators (builders, wholesaler, agents, etc) target cash buyers with properties because they know they don't have to "worry" about a low appraisal.So, in theory "cash is king" leads to discounts on deals, but if we approach the subject with intellectual honesty we'll find that this frequently isn't the case.  

In all honesty, complacency is what allowed this rate to remain so low up until now, but now is my chance to make things right.Would you happen to be familiar with how much above fair market rate can be requested in a Section 8 rent request?

Worst they say is “no” or “these are our minimum requirements” which to be honest I would be totally fine if they stuck to the 20% & 15% minimum but hey if I can leverage more of their money and keep mine (as long as the asset performs well) I’ll do it
