The OP needs to create a list as accurate as possible that shows the down payment, exact current income, property insurance, property tax, mortgage payment, trash removal, Owner electric meter, water, natural gas for water heater if there is an owner's water heater for all the units or for a laundry room, trash removal, sewer use fees, annual city business license, if any, annual fire department inspection fee, if any, Housing Department inspection fee, if any, expected repairs and upgrades within the first year, cost to clean, paint and repair the vacant apartment(s) and any other costs you can think of and then I, or someone will put those numbers in our number cruncher and see how you come out.
