Well, it's already kind of too late, so we are looking for good deals or looking to buy land at a good price and build.You can rent out pretty much anywhere in JT, but the look of the house and the surrounding area will dictate the nightly rate.

You could try to negotiate the ability to choose those items, rather than the seller, but here, the seller chooses title and the title company will dictate the costs you see.

As you may or may not know FHA and Conventional mortgages have to abide by regulations that dictate what percentage of your income the mortgage can be. 

Local zoning and subdivision ordinances will dictate what can be done.

@Norman Dean  not 100% sure of this.. but logic dictates that you hired someone to manage YOUR property.. you owe them money for services.. but they don't own your tenant.. the tenant is yours not the managers..

One other point, your servicer should not be dictating which attorney you work with. 

This will somewhat dictate what kinds of properties you can consider...You can certainly link up with some realtors and they can show you stuff that's listed on the MLS...But some of the best deals are off-market, and for those you'll either have to either do your own marketing, or buy through a wholesaler.

Don't let any rule of thumb dictate what you should and shouldn't buy. 

Price will be dictated by BPO...

Question though: does this agreement say she gets $300k of the sale no matter the price or does it dictate a 60/0 split?
