Often times if an address is listed for the owner it is the same address as the vacant home so it leaves me at a standstill.

If not, you may be faced with the economic reality of a real estate shortage in many areas, that will cause properties in foreclosure to be sold at or very near market rate if they get to the auction block.Yes, foreclosure "deals" (preforeclosure, etc.) are still out there but there is less meat on the bone than there was in previous markets and, there are many other players working those fewer deals that are left, that have been doing it longer, and have deeper pockets.

When a MF property has changed hands 2-4 times in the last 10 years there eventually not be enough meat left on the bone for the next guy to do any value add and then those properties will be selling off cashflow alone.For a small owner it is also difficult to qualify for the financing to buy a 100 unit deal without doing some kind of syndication, which will dilute your ownership %, so you get a smaller slice of the big pie.

@Lisa Tomita - No, I don't remember, but I have two handymen and a GC available to me at fixed hourly rates - so it would have just depended on what exactly was/is needed - and they charge any materials directly to my Home Depot account or HD gift card that I provide those doing work for me on a regular basis.
