(3)  Rehabbing and getting into flipping (my parents were contractors and I had a painting company in Buffalo - closed it to go back to the corporate world but have the time, interest, equipment, and know-how to do most if not all of the drywall / painting work on a flip)(4)  Being an assistant or intern for a house flipper (I'll work for free - teach me and let me see the process from the inside!)

Need to do a “tenant get ready” / “turn service”.Paint, caulking, basic fix whatever odds and ends, etc.Any recommendations welcomed!!!!

So I have 2 deals on the table that I'm trying to choose from.One deal is:Asking price: 915k21 Units total. 4 fourplexes, 1 triplexes, and a duplex.

If this is from a family member, maybe they will not enforce any due on sale provisions or choose to waive enforcement of any sort of provisions restricting transfers, assumptions, assignments, etc.

Other Investor feel they want / must choose & vet them.

But you will get a used house, possibly painted in an unusual style or smelling of neglected pets, and a lien.

I always replace hot water heaters, I paint and replace painted receptacles and switches.
