Currently, I'm exploring other off-MLS ways to find deals--direct mail, driving for dollars, etc.According to Realtor.com, the Riverside market is a top 10 market for 2017--with prices expected to rise by 4.98%, and number of home sales to rise by 6.88%.http://research.realtor.com/2017-national-housing-...I believe a lot of this growth in the Inland Empire is compounded by, if not outright caused by, the LA market.

Fact: there are over 30 communities in the US that sell new homes in their land lease communities for over $300K and none of those are in California where there are manufactured homes selling for over a million in land lease communities.Without a financing mechanism, you will always be at a serious disadvantage.

(I don't make much and I live in the Inland Empire in California) Its not easy to find properties in that price range let alone multi-units in that price range where I live.Now I partly attribute some of my success so far on being in the right place at the right time.I made several offers before actually having one accepted.
