The know their mortgage that they weren't paying is now gone so they are holding on tightly.Thought about pressure washing the house early in the morning but I would need a separate water supply or tank.Guess I could get multiple roofers to go over and inspect the roof.Not sure beyond these thoughts.

Maybe some trade like hire them to mow yards, or landscape, pressure wash sidewalks, clean out vacant units, etc.

Again making the mistake of assuming a 100k rental property is the same as having 100k in the bank.Obviously the 100k in the bank would need to have a higher interest rate than the rate on the student loans, or if both rates were the same it would be a wash, or if the rate on the bank account was lower, it would be better to pay off the loans.

Where you make money is on the C-store and if you have it some of the other things like a car wash, ATMs, etc.

What if a renter does not wash the kitchen appliance after using it? 

Because of who he was, he believed it and it was not long before I told him that we were done being brothers.

Each of the three units will have their own hot water heater located in a utility closet in their unit plus a dishwasher, washing macine, and then one bathroom per unit, with the exception of the first floor which will have 2 full baths (total 4 full baths in property).

ALTERATIONS: TENANT may, at times need to make an alteration to the premises, including but not limited to aerials, lighting fixtures, washing machines, dryers or other items.
