In other words, just letting them know - means they now know, and so they have been given notice.So, just spam them with 60 day notices LOL. 

How do I tackle raising his rents?

I fly down for a visit.Before I can get the other alarm in the other SFR, I get a text VM buried in a spam filter from the next door neighbor saying the other pre-hab house is being broken into and they are rolling the old (but fine & was planning to keep them) appliances out the front door.

You must be 100% sure you have mastered your personal finances before you tackle a rental IMO, and you will know you have mastered personal finances when the money you need to invest accumulates in your bank account.

Once I am flush again and am ready to tackle the rehab I can always turn up the heat.I am really hoping that someone else here's going to come up with a great way to navigate this!

Also, I agree that a less-flashy ad that doesn't come across like a hard-sell or spam, would be less likely to be flagged.
