Anyway, Canadian Real Estate magazine puts out a good product, but they have a very aggressive sales staff pushing for advertisements.  

This is at the heart of what William said above about entering into a contract in bad faith - i.e. with no intention, nor ability to execute the contract yourself.Best case, you loose your deposit and tarnish your reputation.Worst case, the Vendor takes you to court to compel performance under the contract. 

., etc,.And I would need to observe all requirements of the contract including home inspection repairs, lender required repairs, executing documents, etc.

@John K.How we handle it depends on whether we rented the entire house on a single lease - and the tenants are changing housemates - or we are renting individual rooms (a separate lease for each tenant).If there is a single lease then we simply execute a change of lease  agreement to remove the departing housemate and add the new one.
