The only cases I can think of off-hand is if the brick is already painted (so sad), or if it’s a special kind of brick that is meant to be painted (very rare), or if the brick work is damaged and the repair looks so bad that covering it with paint is the best option.

What’s sad is, people would probably have a better chance at accumulating 1 million dollars worth of debt a lot faster.

You might even offer to do some day labor (or what ever skill you have - sadly for me very few need a male model) on the weekends.Finally, if you have a GC you REALLY trust, you can also consider partnering with them on a deal. 

A sad transparent way to to pander to lower income Americans but no surprise .

Very sad state of affairs..

They want me to loan them money, invest in their flips, buy their listings...your list is pretty spot on in tone.It's a bit overwhelming, and more than a bit sad.

Sad to see a member of our community singled out like that.

Sadly, many of their painting jobs, especially cut-ins, look like a passed out drunk could paint better.So, while its nice to have the tenant just do stuff for you, you still have to figure out the quality of work aspect. 

Sadly, it’s tough to get high ROI in STR in the Northeast US...

Sad that lenders who imitate real private money lenders are creating such a sense of distrust with the investment community.
