IMHO, you stand to alienate the people making your company money and make the dead weight happy.

The knowledge freely given here is extremely valuable and takes time and is worth it's weight in gold.That being said, there's a million charities out there that could use your money and time to make a difference, so find something you're passionate about and get to work :)

That might make things a little interesting.An unbiased real estate agent may also be a good source but if two licensed appraisers can look at the same property and arrive at numbers that are miles apart, that should tell you what weight to assign to any particular method, tool or person.

They're worth their weight in gold! 

If you're constantly at your property overseeing work being done and your time is worth more elsewhere, that's when a good property manager is worth their weight in gold.

Some lenders are now giving more weight to an owner occupied offer.

I decided early on to hire a good maintenance guy and he's been worth his weight in gold since he communicates well and helps a ton dealing with tenants.
