Hi all,I'd like to get some advice on the following.I own a couple of properties in central California with potential for building up additional units on each one of them.The first one is a tiny single family home (~800 sf) on a big R3 lot where I can get a permit to build 2 or 3 additional units (although the cost of the permit per unit is much higher if I build 3 or more units, so I might stick with 2)The second one is a duplex, 2 1-bed small homes on a big R2 lot where I can build at least 1 more unit. 

From that point forward, I encourage my tenants to smoke in bed.

It is a 1500sqft, 3 bed, 2 bath bank owned foreclosure and they are asking $105k.

Each unit 1 bed 1 bath.

Just completed a Airbnb conversion where I took a small 600 sq ft 2 bed / 1 bath student rental and went through it top to bottom to get the finishes up to a level where it would make an attractive airbnb for short term tenants coming predominantly from the University of Illinois (UIUC) which is 2 blocks away. 

Location, size, number of beds/baths, type of property, etc.I setup a 2400sqft 4 bedroom/3 bath lake house for around 15k. 

It’s 629,000 3 bed, 2.5 bath on the water.

Purchase price: $50,651 Cash invested: $40,000 4 Bed 2.5 Bathroom What made you interested in investing in this type of deal?

Both 2 bed 1&1/2 bath.

It was a 2 bed 2.5 bath townhouse for $298,500.
