Not much for nightlife, though a ton of breweries (secretly it's on par with Portland for quality and quantity). 

The secret is to think like a REI...and not a homeowner.The numbers, and effect of the exact same numbers, are 180 degree different...in ALL cases.The numbers don't lie, so never argue with them (i.e. rationalization = most expensive word in a REI vocabulary...so never use it)...you will lose every time...and most likely never realize it, or how much.

Where are these companies secretly burying the 2.5%.

I do like the buying/selling idea you had but remember you're going to be competing against people twice your age who do that. but idk, maybe you have secrets I don't know abouteither kudos for starting now :)

Bottom line: There is no free or paid guaranteed system to make money.Anyone who thinks they’re going to get “all of the real estate secrets” in a free seminar, 3 day weekend retreat, etc. just has horrible expectations.

You may have heard of the famous author John Assaraf who wrote the book "The Secret".  

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

I was wondering what other loans can a buyer/investor ask for besides the normal FHA,VA, conventional,etc...Let me know what’s everyone’s experience when approaching a bank and asking for a loan...
