I'm applying to graduate school in the San Francisco Bay Area and I'm thinking of buying a house in Berkeley where my boyfriend and I could live and where we could rent out the 2 or 3 other bedrooms...

Typically Canadian tax practitioners that have clients with US activities have a very solid knowledge of the US rules and the consequences of those rules as they pertain to their Canadian US investor clients. 

I don't disagree with this as a global view because I don't follow global markets closely, but I disagree with this in terms of US market.

You will find ample information, advice, wisdom, and, perhaps, the odd opinion, on real estate investing.Most of what you find here will be universally applicable, but when it comes to certain areas such as financing, taxes, and regulation, there are differences between the U.S.A and Canadian markets.Where are you planning to invest?

I’m a Scottish property sourcer (very strong market here - especially in the Edinburgh and St Andrews areas) and I’m hoping to link up with American and Canadian investors or those simply looking for a Scottish holiday home.

I am looking to get 75%-80% LTV the roadblock here is that I am a Canadian citizen and not a US resident or citizen.
