That would give me pause before buying rentals in CA or IL.I will be following this with great interest.

For large-scale commercial, the spreadsheet is more helpful.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

This is the risk of buying a property in foreclosure that is occupied.
