These things almost instantly turn me off when reading details about a property:1) Exclamation points - I see this as an attempt by someone to fester excitement 2) Listing the cost to rehab a property - Those are your numbers...not mine.

From what I've inquired buy & holds are the best way for wealth creation (and far less work than wholesaling) the returns aren't instant but the long run is what does it.

On paper it seems so attractive - all your units in one place, one roof, one foundation, one stop for maintenance and inspections, etc - but in reality, you are instantly taking on the challenge of dealing with many tenants, and dealing with the tenant interactions with each other.
