James,As I worked alongside several syndicators starting with some in their emerging / ramping stage, one of the best ways that they got started is to surround themselves with experts early on instead of trying to DIY w/no brand identity. 

I ran into a seller who just finished the beginning stages of a full rehab and asked if he would be selling in its current state, he ran his numbers and came back with one that works for the both of us.

I’m currently in the beginning stages of learning as much as I can about REI while putting a plan together.

The numbers are typically too tight at this stage in the market to justify the risk.

I’m not at this stage yet, but now I know who to contact!

I know it may seem elementary to you perhaps, but I am wondering why you could not set up one in TX and hold both TX and FL properties there for example?

At this stage on the cycle one has to think long term and that home sounds like it could be a nice hold situation .

Well here’s a new one...a landlord apparently staged a home invasion to scare her tenants away and hopefully avoid an eviction.

Do this until you earn enough to be able to close the deals yourself.You'll be giving a lot of houses back to people IMO at this stage and that's not the way it's doneYou can also get your license to have another avenue for deals.
