If you find this is the case with a property you’re evaluating I would run away not walk as this can be a huge problem for future cash flow.

Selling as a whole, can make a very small profit or make even. 

A lender can probably chime in on that.

Can you use conventional loans, or does the loan need to be non-recourse?
