Also, do you recommend only allowing 12 month leases for students, or are you willing to shorten the lease term and bump up the rent to cater to the academic calendar?  

The “you can wholesale anything” crazies are apparently out in full force, defying economics, denying historical evidence, ignoring voices of experience, and blindly believing salespeople pushing their products through YouTube videos.

You don't even get your voice heard.There should be a ton of opportunity in Florida all around you....plus you know the lay of the land. 

Flying all over the place just to raise your voice is not the way to go and is not cheap either!
