But the book does mention the landlord being 'liable' if he knows a tenant is in danger and does nothing.If true that puts one between a rock and a hard place, doesn't it?

I like real estate for all the previously stated reasons, plus I have control over tenants, deferred maintenance, etc.However, what bothers me is the GOVERNMENT.As tax revenues fall from city to state to federal levels, those governments will be turning over every rock looking for new tax sources.And here we are!
