New construction with tiny living rooms and small bedrooms simply to get as many beds as possible in the square footage.

In drywall work, quotes are done by square footage or cost per sheet.

Not sure what loan status when you are adding a ADU is it investmet rates or just adding on to my existing square footage as a home owner. 

Whether they list a property incorrectly, don't know how to fill the forms out, over price it, don't ant to actually measure the actual sq footage, don't understand how investors buy (for properties that don't qualify for a residential loan), skip bed/baths in an illegal unit, don't have enough experience to understand market rents/value ect ect ect.  

I noticed that most communities that allow STR require a minimum square footage of 900 or 1200 square feet.

We have tons of very recent pictures of every room, square footage listed, bed layouts detailed, and I even drew up a floor plan to scale on our listing for even more information on the layout. 

To determine & demonstrate the ROOM in this deal, you need to know:1) Square footage (size) of your subject property2) The $/sq.ft. of SOLD COMPARABLE houses (recent sale, similar size, quality, and year built)With this info, you can show potential buyers what their upside is likely to be - e.g., comparable properties recently sold at $90/sq.ft and you're offering it at $60/sq.ft.....

If not on wheels, every municipality is going to have minimum square footage requirements.

Look for large single family homes, look for homes with unfinished square footage or square footage you can convert to living space.

Replacement cost = Square Footage of House * What it takes to build a home in your market.
