I have been considering this mentor program and while doing my due diligence on them came across this thread.I knew there had to be some kind of catch (maybe that's a bad phrase, if they're legit).  

It's very trendy and sexy to get into this right now but there's alot of newbies and competition out there.

However, the interpretation of this phrase given in Pub. 527 is (unfortunately) wrong.

It turned out the agent was a partner owner and we worked out a deal.So the trend is to buy on market if it's a good property you will most likely be competing in the Madison area and need a strong offer.
