I have had a couple of great leads and even one appointment but I'm not sure how to go about dealing with a seller whom is requesting 45k interest money for instance nor do I know what my contract would need to say specifically in such an instance.

Each draw you'll ask from the lender costs money, in average from $180.00 to $250.00, so you'll need to decide how often to request an inspection.

My question is on two things. 1.) would I request simply a loan of private money to supply the money for the down payment.

That being said, if asked, most lenders would probably keep that information confidential upon request.

Remember it's always easier to start high and lower your requested rent than the other way around, and make sure you're exhausting all other marketing sources to meet the eyes of your Target tenant where they are looking before adjusting requested rent down.

I have unsuccessfully requested at two board meetings to be removed from the street fund assessment since I  don’t use the street.   

There's a portal that tenants can directly request maintenance.

Our contractor is on their 3rd draw and now the title company is requesting full unconditional waivers for each completed line item.This process is new to me so any insight is greatly appreciated.

I'd ask the lender to give me a specific reason for the request.
