I'd insist on being alerted regarding any new tenancies, and being a part of the screening process, so you don't get stuck with an under-screened tenant that you have to evict shortly after purchasing the property.

If the first guy is insisting on "all new wiring", the second guy might say, "it's ok to keep that", and that same logic applies to all the various parts of the system.

I actually called and spoke with someone and they explained that they told her that because she was insisting that she paid by card before (that is not the case, though it may be incorrect recollection on her part rather than actually just lying to them to get to pay the way she prefers).Hemlane hasn't handled any maintenance or turnovers for us yet, so I can't speak to how they would do on that.

He WILL start getting the message that you moved on; and if worse comes to show and insists on final payment and goes as far as filing a lien against the property (which is highly unlikely because of the amount of fees and time involved) show the paperwork to the town of the vague contract  and pictures of the house in the AS-IS condition it is in; and you could also say he was suppose to finish the work in a certain time frame and it's still in this condition.You could also report his company to the BBB if worse comes to show.
