Can't we just do a really good job of cleaning & get rid of the mold if you tell me that's not leaking evidence?

In all fairness, most estimates and anecdotal evidence says 90%+ of lawsuits end in a pre-trial settlement.

Both buildings show evidence of dead termites.

So the next week comes and I show up again, and there in the waiting room is the tenant, ok no problem, we will have the fight, I'm ready with about 30 pages of documents and evidence to show to the judge.  

Also, if you specifically have experience/intel on how public transit effects this neighborhood, and if there is any evidence to support NOT looking here?

@Rochelle Wilkinson, @Ned Carey - thank you both for giving props to your contractors... it's not done often enough and it's certainly understandable that they are closely held.Your comments are evidence that not all contractors are bottom feeders, that good ones do exist, and are hard to find (in part, simply because they are good and don't have to market as they have a steady referral business.)And to your point Ned, so many investors want the good referral, but are unwilling to pay for it.

Rat droppings are indeed evidence of the presence of rats and you should take heed to address this issue quickly and effectively.

You really need to start by a self assessment, your knowledge, your skills, your financial position and management, after assessing these areas the range of properties becomes more evident, what you can bite off.
