As @Paul De Luca mentioned the chance of interest rates being sub 4% anytime in the near future is unlikely.

Lastly a word on Land Trusts....unless your property is in FL and I think also TN a land trust does not offer asset protection, you would still need an LLC that is held by a WY, DE, or NV holding LLC.

An FHA approved contractor is actually a DE lender (Direct Endorsement FHA Lender).

But if you really feel "forced" to rent to criminals, don´t want to and you are in Burlington County, we´d be happy to discuss potentially acquiring some or all of the properties in your portfolio so you could use the proceeds to invest in real estate in NY, PA, DE, etc. or find non-real estate investments in NJ.
