You'll definitely need some deep cleaners in there (it sounds like), and hopefully the security deposit will cover the damage.

Again, I just think that is cleaner and easier inside a company.I would venture to say your best bet here is a straight equity setup with all the investors.

But when its time to renew you could increase the rent by the amount of your preferred cleaners and get them to agree to allowing the cleaners to enter the unit.

I look forward to getting this place back in the summer, upgrading the flooring, painting the walls, and getting a cleaner tenant in place!

Then use a TSP, or siding cleaner to remove the issue, power washing the area to clean it up.

But we will adjust our offer price accordingly.That will make things cleaner for sure doing it that way and remove the "arms length" issues you would have surely had.

You have to pay a little extra for closing fees but I think it's cleaner.
