When I arrived to house, I explained to new owner that her thermostat did not need to be replaced and she was charged unfairly for something she did not need, that I would rewire it correctly and not charge her a dime for service call.

When it arrives, keep it, unopened, in your Tenant file in case you need proof later that you did make that good faith effort.If you/your contractor left cabinets outside in the elements unprotected, that would be your choice, not Tenant fault, and certainly no grounds for deduction a year later.

That said, we have arrived at Travelers through working with a broker that does all the work of understanding what you want/need and then shopping it around for you to find the best insurance prices.I would highly recommend getting an insurance broken on your team and working with them to find you the best.Happy to share the few that we have if you are interested.

One ridiculous delay was that when the vendor arrives at the home, the tenant said “there’s no need for repair”, and vendor marked the work as completed, PM doesn’t tell me anything for more than a week, I follow up and then vendor finally is dispatched again - losing about 3 weeks of time.

There's lots of great information on the forums about each of these reserves and how to arrive at numbers based on risk tolerance and the property itself, but my point is that you want to be sure to be setting aside some of the rent every month for these as well as to pay the mortgage.
