I had just previously sold my house and I was living at my girls condo at the time so I was able to claim as homestead and was pulling in good money as an electrician so i decided to take my time with it and basically rehabbed it all myself over 2 years and avoided capital gains taxes.I put 60k into it and sold it for 280 just after the 2 year point.

As a lender, if you don't have the experience at construction knowledge, meeting code, etc..... how do I know that doors and windows will open and close, that nails won't pop out of sheetrock, that some electrician won't do a messy job and rip you off?

He isn't an electrician or a plumber, but he's very honest and trust worthy.

Plumbing, heating or an electrician ?

I have my usual crew of guys (electrician/plumbers etc) to put this back together I just don't have the crew to do the initial demo.

We both have a background in Residential Construction we me being an electrician and him being a carpenter. 

I would love to find out who your team is as we are looking for plumbers, electricians, etc to get a rehab done on a alleyhouse behind my son's main home.

I've run in to this before and asked my electrician and plumber to take a look and pull a permit.

I have been working as an electrician and my partner has been working construction.

Also, I had an electrician come out to give an estimate and he came back with a price of $9,000 for both units.
