@Shane BaganzA new system just dawned on me this morning and you can actually eliminate my Step 1 altogether.

They don’t fix anything in the apartments that they don’t think needs replacing such as: broken dishwasher that leaks all over the floor, wood boards that are coming up from the frame but that are kept down with the carpet, fibers of carpet that are no longer in the threads so you can see the plywood flooring.

I've been so busy helping people acquire their on homes and investments, that it finally dawned on me to start doing the same thing :oops: Hope to network with alot of good ppl on this site!

The yard was/is toast as you can see from my thread here:https://www.biggerpockets.com/forums/84/topics/285...We replaced the front fence pickets and stained the back ones, replaced the carpet, installed new light fixtures, put tile in the bathrooms, replaced the garage doors and patio door, painted, and replaced the stove, dishwasher and hood.

@Dawn Anastasi Exactly, why would you want to take the risk of both fire and or pipes bursting, We had a small furnace company originally put in air at one of our properties, he did a good job put felt time was on his terms. when our tenants furnace went out we called him and he said well probably could get to it at like 4pm.

My personal property on each of the premises includes all appliances (Stove, fridge, dishwasher, furnace, water heater, ac, water softener). 

Then it dawned on me that I didn't know anything about this guy.

during the walk thru he said they never use the dishwasher because it didn't work.
