So even though the property appreciated a lot and I made about $50,000 over a 5-year period, I could have gained an extra $20,000 to $40,000 if I had understood how to buy a property wholesale or direct from seller.And I agree that many people listen to hours and hours of podcasts and still have a hard time getting over that first hump in doing their first deal.  

During this time i was able to save around 1.4m dollars which i want to start investing in US real estate from my residents in Europe (The market that i'm living in is not good for investing) . in the last few days i'm reading the book of David M Greene : "Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties" As progressing in the book i understood that there isn't something that should prevent me from investing in the US. 

I always dressed in clean clothes and shaved, but coming from the automotive industry I never understood the value of how you present yourself.

I know it runs contrary to traditionally understood norms to have lowered the total number of beds/baths, but in this situation is just made sense. 

I understood that skip tracing all of the leads, approximately 800, would take about a week so the actual calling started about August 10.

As I understood it then, series LLCs are not legally used in each state but you can incorporate your LLC in a state where series LLCs are permitted... allowing you to use it even if you are not living in said state that permits them.

I can not argue with all that you said, but I'm not sure you understood what i was saying because I'm not sure I said anything about acting like a Realtor.All I'm saying is that when you are just starting out the challenge is in finding deals not buyers.
