I have the knowledge and I can't seem to translate it to results.

Thanksgiving/Christmas, in my opinion offers an excellent time given the fact that most Americans are spending money on gifts, etc, tax season offers returns to potential home buyers so what is your perception or history on the perfect "season" to purchase for you and what alters this in comparison to my perception? 

Does it translate from city to city?  

Price are low,banks don't write out mortgages, that translate into rentals.

If so, what alterations should I make to the guide to fit the investor minded agent?

My wife has what my mother and grandmother would call the "callejera" syndrome, literally translated to street person from Spanish.

The "Additional Lease Terms" box did not translate correctly (well, did not translate at all) as my listing just syndicated to Trulia.
