-Is this a legitimate claim or scare tactic?

I’ve heard mixed review as well, hopefully good study tactics will ensure I’m a first time go.

However, I still want to help screen this tenant, and I will be acting as a final check to make sure I'm comfortable with the tenant - just hoping the BP community has some tactics to make sure we don't miss anything.Really?

The tactic is a home run with owner financed, Subject-to, and lease with option to buy.  

We just renovated one unit (the one we are living in 1bed/1bath) and another became vacant so we will be rehabbing that as well; the thing is 1) this next unit we need to rehab is a 4bed/2bath so, obviously, the cost will be higher & we are running out of cash.Options for rehab financing: 1) Tap into low interest/ deferred interest CC debt (military USERRA)+ invest every available penny after rice and beans2) Invest every available penny after rice and beans + Tap into reserves tactically + use CC as a last resort3) Invest every available penny after rice and beans + VA renovation loan4) Another combination of the above mentionedSorry in advance if this post is too much!

I suppose there must be some value in that, but man your guy's tactics are annoying to investors like me!

While this isn’t a tactical answer (many have already provided fantastic tactical options), it’s a great place to start.

No high-pressure tactics - do what works for you.2) Arlington - "Arlington Real Estate Association" (AREA) http://www.meetup.com/realestate-445/Founded by Dennis Henson, his club meets regularly and appears to offer good introductory training, however IMO, he hosts quite a few too many gurus and pitches these via email heavily.

I definitely don’t fault anyone engaging in these strategies, but at least for now, I just don’t feel that these are tactics I want to deploy.
