Well talking about tenants renting them vs just owning them or buying them on store credit is just semantics.

Honesty is absolutely the best policy.

In all honesty, I haven't yet done the thorough research required to understand the appropriate level of personal involvement. 

@Neil HendersonI love your honesty and the fact that you acknowledge that you're talking about your own preferences and acknowledge that others might have different preferences.

HIM: small time contractor who is being punished for his honesty, giving you a below market total price and breaking down exactly how much it costs: labor and the cost of owning and using tools to cover scope of his work in this industry.

If a tenant is polite, respectful and honest I am more likely to work out a solution with them.

To be honest I need one rented before I can risk starting the other or else I might be in a financial bind.
