Many properties in socal have low in-place caps because owners don’t keep pace with rent changes.

There is a transfer of wealth occurring at a pace and rate that has never occurred in history.

RE prices have jumped substantially over the past 1.5-2 years, and I don't think rents have kept pace.

But I don't believe anyone really expects it to keep moving at that pace.

Education is expensive and you can either pay someone to help you get there faster or pay to learn on your own at a slower pace and it maybe even a more expensive.

Their agenda is to divide us all and make themselves look relevant and we need them.
