Defendant in this case also admittedly received actual notice of plaintiff's notice; she cannot claim now that plaintiff's failure to strictly comply with the statutory service requirements is fatal to its case.Since plaintiff satisfied the service requirement, plaintiff properly established all elements of its prima facie case.

The landlord set the pace not the applicant and if they can not comply you reject their application.

To ask when their inspection is due, or if they've received the paperwork yet, etc.And someone will have to look at the paperwork to see if it complies.  

I like renting to well educated people who have a good track record, as they are more likely to comply with the terms of the rental agreement than someone who has nothing to lose.

The key is to have written rental criteria that complies with non-discrimination laws and fair housing laws, to measure all applicants against the same criteria, and to follow the requirements of landlord-tenant law for your jurisdiction.

Though they threatened a lawyer they have never actually called one--not that that concerns me much as the property is nice and we are complying with all law.

If you need to, serve a legal notice to comply.

Many tiny houses are built on trailers with wheel and axles to avoid building codes and be considered a trailer which in many states would have a vehicle license.The gotcha however is that this still may not avoid/evade codes as many codes don't allow RV, trailers or mobile homes.It you go the other way and build a Tiny House without a trailer/wheels/axles, then you still have to comply with building codes which in many areas have minimum square footages. 

The occupants simply might not have had enough time to comply or they might not have heard the knock.

And you don't have to learn and comply with a lot of extra rules and inspections.If you can get grad students, they're the best tenants, in my opinion.
