It was at least worth $50k less than the new property I am considering (looks like I will not get it if seller holds firm, in any case I did offer $300k) on huge lot in a far better area with direct link to huge employment center.

If a house hasn't sold in a year, with almost any kind of advertising it's PRICED TOO HIGH.Price is what moves units; not LOCATION (despite the old saw), it's not STAGING, it's PRICE.If you don't believe it, try listing the house for a DOLLAR and see how many offers you get.

I'm with everyone else in thinking you want to totally maximize what you can get from your internet stuff.If you have all those potential profit centers out there to reach and you think you should be able to get $100/day from EACH pretty easy my lord get going on that!

I also think that just as many of us rehabbers/flippers have noticed, a staged house seems to sell more quickly than an empty house and to me, a kitchen no matter how nice, without appliances has the same look as an empty, unstaged house.Yet, at the same time I have some questions if this is the right way to go too.
