For arguments sake using my own money doesn't affect my personal life & would give me more positive cashflow per month to build up for the next house as opposed to paying my investor back over 60 months.

Your life experiences are what differentiate you from all the other real estate investors out there. 

Life is a gamble , only 2 things for sure are guaranteed , death and taxes .  

In the end, we'll either make some money, or gain a valuable life lesson.  

You'll also have to recapture depreciation.Another option would be to sell it and 1031 into a passive cash producing asset with a long lease life - a NNN property or a fractional opportunity that still qualifies for 1031 treatment. 

They then say the roof is 10 years old out of a 25 year lifetime, so 40% of its life has been used up.
