When we got into the academic year cycle, we had a lot of university-related folks who wanted to be off campus, away from student housing.

My instincts on this neighborhood's appreciation over the last 4 years have been spot on, and once the duplexes are finished, they should appraise at a MUCH higher rate than the appraiser's estimated ARV before they were finished.Lastly, I've wondered if some appraisers think they are the voice of reason in an escalating market.

If you can put a face/voice to the letter I have found that this helps the tenant and also allows you to also do a quick walkthrough of the house while you chat with the tenants (I'm not sure if you've been able to get into the property at all but it's nice to see what you're working with).
