In CA you can only deduct for rent, damage, cleaning or personal property (like keys or furniture):http://www.dca.ca.gov/publications/landlordbook/se...You also can't have a separate deposit for utilities.

@Alexander Felice - While not a "protected class" per se, people do have a right to keep and bear arms under the 2nd amendment, particularly in their domicile, and I would caution against infringing on a tenant's constitutional rights.

Well I put 6k down last year for my wife's anniversary present. 2014 Toyota Camry SE loaded.Payment isn't much only the high 200's monthly after down payment.Had old cars paid off for years and years.
