@Greg O'Brien I believe OP is speaking in general, not about any particular deals or GPS.

How do you structure the ownership interest for the different general partners (GPs) in the deal? 

The tax sales are distressed properties you can pick up for pocket change, and if you have a crew to do the work you monitor the gut/rebuild.

Everything I own is in Southern California, which is why I'm a strong advocate for monitoring the cycle and buying when there's blood in the streets, and avoiding buying near the top of the cycle. 

I was told multiple times that I was approved which was odd because I knew they didn't even look at my credit (I monitor my credit).

For example, you can't hire your toddler, but your 6 year old may be capable of emptying the office trash, wiping down monitors, keyboards and desk surfaces.
