Going with a newer home may cost a little more but it most likely will be more energy efficient, have newer items, and have more space (hopefully allowing you to command more rent money depending on where you end up buying).

While agreeing with all the valuable information already posted, I stumbled upon one interesting case where tax court considered the educational cost as the Start up cost and could be deducted over the long term.

I wouldn't filter by this value because you don't want to exclude nulls, but on a list of 5000 names, adding this value to your output records will cost a whopping 6 bucks (and that is full price)...well worth it, IMO.

Not paying the extra legal fees, deed of trust, note reduces the cost, as does not paying points, origination fees or interest.To me there is no TAX ADVANTAGE to paying mortgage interest because taxes are so low in the US.
