If that was vinyl siding, carpet/vinyl flooring, laminate countertops, cheap cabs from the big box stores, etc. - then $29k could be a little heavy.

You'll still need a licensed HVAC when you need to pull HVAC permits, you'll likely want specialists for things like large sheetrock installations, stone countertops, hardwood installation, etc.And when it comes to things like sheetrock and hardwood installation, you'll find that the professionals can generally do the work in half the time of a non-specialist -- this means you may not see any savings whatever.

The rented unit was mostly done except for the fact that after the tenants moved out, we added a new floor, counter top, and sink in the upstairs bathroom and had to replace the carpet after pet damage.

High end laminate is fine.I'd go travertine over ceramic.Regarding counter tops -> granite / quartz is a must.
