The most successful investors i've talked to make offers that are bold, No- contingency, close in 10 days or less.To be blunt, it takes serious balls IMO, but doesn't almost everything in life?

Well, my answer about the color would be "red" or "brown" or "yellow," because of the brick, you see...Vince, if you and other like you keep on ignoring the "real" in "real estate," and focus on financial metrics in the uninterrogated belief that House A is just as good an investment as House B as long as the numbers are roughly similar (and maybe the property inspector you hire doesn't loudly tell you not to buy it), you're going to bleed money in the long run.

Due to the refinance risk you mentioned, I personally don't go into any deals with short-term or medium-term debt (anything less than 7 years is a red flag for me and I move on).

@Adrian Tuazon most companies as about “supplemental heat sources” which is usually where space heaters raise a red flag 🚩 this is definitely an interesting one.
