What do you do if your tenant becomes hospitalized or passes away
Just a scenario I wanted to ask the community. How could you proceed if something like this came up and you're no longer able to collect rent. How would one go about evicting in such a case.

You need to legally evict the person. The lease continues if the person is hospitalized and the estate is (generally) on the hook for the rent if the tenant dies.
You should always get emergency contact info of someone who may be willing or able to take care of the rent for a couple of months. Also, get in writing who you are legally able to turn the tenants belongings over to if they die. No need to store them if you have the permission to give everything to a named person.
