LOC - obviously if the balance is $0 - no interest is accrued....you might have a yearly maintenance fee of some sort, however this would be a minimal expense IMO.I think it would require some phone/face time to find a bank willing to do such a deal on a commercial property, however I'm certain one is out there.

When the clients have insurance coverage, we send our legal bills directly to the insurance company, and when it's time to settle a lawsuit, we almost always based the number on the amount of coverage.My husband and I have also discussed forming an LLC for our rentals, but we've decided to wait until we accrue more units and bring in more rental income... as advised by your accountant.

I’d find it more of a relief since I would want to be monitoring as I’m super attentive to it to make sure overages don’t accrue over time.. but another problem is.. doing this at scale..
