Also, if this thing is on a waste water treatment plant, then you need to move on.  

One is my main job(yardman at a concrete plant)and the other is to supplement income(valet trash).

Sparks is hot, lots of expected appreciation in rents built into home prices, rentals and multi's at all time high prices given the Tesla plant and other expected growth.  

Don't have to get full commitment but you can get a feel on interest level and get a seed planted for when you have a deal to show them.BTW I would also make contact with a few HMLs in your area in case you can't pull together an equity partnership but have a good deal.

I've heard stories (positive and negative) about stubborn negotiations, sales reps trying to plant bugs in clients ears about not using an agent, nice BTSAs, etc.

A couple of years ago when the regional water deal was being put together by the suburbs and Chamber of Commerce there was going to be money in there (from the suburbs) that would have paid to replace those lines plus upgrade the plant, develop a second intake, and upgrade sewer lines.

We took a hit with the closure of some auto plants in 2008/2009, but things have turned around since and prices are higher now than they were before the recession.
