Humans are social creatures at the end of the day and I personally like to know who I might be dealing with if they can either be a friendly neighbor, a nuisance, or beneficial in maybe keeping an eye out for you).Is it possible to update the gate so that it can open and close by itself and have 4 different codes to it for each neighbor to enter/exit?

Hey @Devin Bost, I would highly recommend a few things to help with this. 1) Have systems and processes lined out for any emergency you can think of.2) A spreadsheet of subcontractors/ vendors that could handle the situation that arises (plumbing leak, electric out somewhere, etc.)3) Your cleaning team and handy person should be utilized for some things.4) Something like Breezeway can give you 24/7 support around your property with a dedicated phone number line.

Also the person we fund is not under a time crunch to try to get the deals to work  and has to run their business partner through the houses which we know is not their business partner just a litnay of white lies these guys tell sellers..

You have to make your personal decision, considering the time and effort it will take you to DIY it; the risk of it being done wrong, and the potential opportunities you might miss by not letting the pros handle it for you.The more expensive your property is - the more reasons you have to hire professionals.
